Highlands Ranch is not a city. It is an unincorporated community and census-designated place in Douglas County, about 30 minutes south of downtown Denver, with roughly 100,000 residents. Douglas County governs it, and local services are split among several bodies: the Highlands Ranch Metro District runs parks, trails and open space, the Douglas County Sheriff's Office handles policing, South Metro Fire Rescue covers fire, and the Highlands Ranch Community Association (HRCA) is the master homeowners association that enforces community covenants and runs recreation centers.

The Mission Viejo Company planned the community, and the first homes went up in 1981. Its name comes from the historic Highlands Ranch Mansion. For an RV trip, Highlands Ranch works as a home base on the south side of the metro, with C-470 along its northern edge leading west to Chatfield State Park and the red rock trails of Roxborough State Park a short drive southwest.

Where to camp from Highlands Ranch

Highlands Ranch is a residential community rather than a camping destination, so most trips start with a reservation at Chatfield State Park, west along C-470 near Littleton. CPW lists 197 campsites in four campgrounds there. Every site has an electrical hookup, and many have full hookups. The park covers 5,381 acres around Chatfield Reservoir, with about 32.8 miles of trails, boating, a swim beach, horseback riding and a dog off-leash area that needs a separate pass.

The east side of the metro is the second option. Cherry Creek State Park in Aurora has more than 130 sites with basic tent and full hookup options, reachable by heading east and north from Highlands Ranch toward Parker Road and I-225.

Roxborough State Park: a day trip, not a campsite

Roxborough State Park, at 4751 East Roxborough Drive, is the standout outing near Highlands Ranch. It is a day-use park with red rock formations and about 15 miles of trails. Overnight camping is not offered. The park is open daily from 7 a.m. to 7 p.m., and the office is open 9 a.m. to 4 p.m.

    Trails to choose from

    • Fountain Valley Trail, a 2.5-mile loop near the visitor center with minimal ADA accessibility.
    • Willow Creek Trail, 1.5 miles, also near the visitor center.
    • South Rim Trail, 1.8 miles, reached from Willow Creek and Carpenter Peak trails.
    • Carpenter Peak Trail, 3.25 miles one way, or 6.5 miles round trip.

Trails are for hiking, snowshoeing and cross-country skiing. CPW asks visitors to stay on trail and watch for rattlesnakes and poison ivy. Groups of 10 or more need an approved Special Activity Agreement before arriving, and such groups are not approved on weekends from May through October.

Worth knowing: At Roxborough, CPW says pets, including dogs, are not allowed anywhere in the park. Closer to home, the 8,200-acre Backcountry Wilderness Area in Highlands Ranch is run by HRCA, and its trails are generally limited to HRCA members and their guests. If you are visiting from outside the community, plan on Chatfield or Roxborough for trail time instead.

In the community: the mansion and the trail network

The Highlands Ranch Mansion dates to 1891. The Highlands Ranch Metro District took ownership in 2010, restored it and reopened it to the public in 2012. Public open hours are free, with volunteer docents offering historic tours or self-guided visits. The schedule changes week to week around private events, so check the mansion's calendar before you go. The historic park and grounds are open 5 a.m. to 8 p.m. unless closed for a private event, and groups of 10 or more need a reservation.

The Metro District maintains the community's public parks, trails and open space, and the High Line Canal Trail has a County Line trailhead. These are good for an evening walk or bike ride, though they are neighborhood amenities rather than RV destinations.

Driving and parking an RV in Highlands Ranch

C-470 runs along the north side of Highlands Ranch and is the main RV route in and out. It connects to I-25 to the east and to Wadsworth Boulevard (Highway 121) to the west, which leads south to Chatfield. CPW's Roxborough page has current driving directions to that park. Inside the community, stick to main roads where you can in a larger rig. There are no mountain grades to deal with. Check COtrip.org for C-470 conditions and construction, since winter storms can slow traffic.

Parking a rental RV at a house deserves extra care here. Many Highlands Ranch homes fall under HRCA covenants plus a neighborhood sub-association with its own rules. Check both before you plan to load up in the driveway, or arrange pickup and drop-off somewhere else.

    Seasons on the south side

Summer is the busy season at Chatfield and Roxborough, so book campsites early and plan to reach trailheads early in the day. Afternoon thunderstorms are common on summer days, which matters on exposed trails like Carpenter Peak. Fall brings cooler hikes. Winter trips are possible, with snowshoeing and cross-country skiing at Roxborough when there is snow, but expect freezing nights at camp and plan water and heat use with your rental owner.

    If, then

    • If your trip includes a dog, camp at Chatfield and skip Roxborough, where pets are not allowed.
    • If you want one long hike with a summit, take the Carpenter Peak Trail at Roxborough and start in the morning.
    • If you live under an HOA, confirm the RV parking rules before the rental arrives at your house.

How RVRents fits a Highlands Ranch trip

There are two ways to rent an RV for this trip, and they work differently. RVs from owners on Outdoorsy are booked and paid for on Outdoorsy and picked up from the owner. They do not include RVRents delivery, setup or other services. RVs booked directly with RVRents can add services à la carte through vetted local providers: groceries, cleaning or activities, plus delivery and setup at your campsite near Highlands Ranch on RVs marked Delivery available. Some RVs require delivery and setup, and the listing says so.

To book direct, send a trip request. Each service is a request until a provider confirms and you approve the price, and we check the campground's rules before any delivery is scheduled.
